No verification guarantee
Listings and messages may be submitted by third parties. Unless expressly stated, we do not independently inspect properties or verify identity, ownership, licensing, availability, rent, fees, condition, safety, accessibility, legality, amenities, distance, photographs, or claims. Users must verify information independently.
Equal housing opportunity
Users must comply with applicable fair-housing and anti-discrimination laws. Listings may not express unlawful preferences, limitations, or discrimination. Accessibility requests and suspected discriminatory content may be reported through Contact Us; reporting does not replace government or legal remedies.
Safety and fraud
Never send funds solely because a listing appears here. Pricing and competitor comparisons
Our $20.99 price is calculated as 30% below a publicly reported $29.99 Zillow premium-listing option as reviewed August 14, 2026. The claim applies only to that identified paid option. Some competitors offer free services. Competitor prices and features may change; trademarks belong to their owners; comparisons do not imply affiliation or endorsement.
Payments and refunds
Stripe and PayPal process payments under their own terms and privacy notices. We do not store full card details. A submitted listing may remain pending until payment is confirmed and content review is complete. Listing fees purchase advertising access, not leads, occupancy, ranking, approval, or results. Unless required by law or expressly stated at checkout, fees are nonrefundable once review or publication begins.
Listing term and moderation
A paid package provides the stated number of separate 90-day property listing placements. Each package slot applies to one property and includes its own details and photo gallery; package payment does not combine multiple properties into one listing. We may reject, pause, edit for formatting, or remove content that is inaccurate, unlawful, unsafe, deceptive, infringing, discriminatory, duplicative, or contrary to directory standards. Removal for a violation may not create a refund right where permitted by law.
User responsibility and content license
Submitters represent that they are authorized to advertise the property and grant us a nonexclusive license to host, format, display, and promote submitted text and media for directory operation. Submitters remain responsible for accuracy, rights, permissions, disclosures, communications, and legal compliance.
Privacy notice
We collect information users submit, transaction references, technical logs, and usage data needed to operate, secure, support, and improve the service. Payment providers receive checkout information directly. We may use service providers and disclose information when required for security, law, rights protection, or legal compliance. Do not submit sensitive information that is not requested.
Children and student users
The service is not directed to children under 13. A student who cannot legally enter a contract should involve a parent, guardian, or qualified advisor. Appearance of a listing does not indicate university approval.

No warranties and limitation
